What Hamilton and Niagara cover

Hamilton is a single-tier municipality, which means one city government collects the property tax and provides local services. Niagara works differently. Niagara Region is the upper-tier municipality, and below it sit twelve lower-tier municipalities: Fort Erie, Grimsby, Lincoln, Niagara Falls, Niagara-on-the-Lake, Pelham, Port Colborne, St. Catharines, Thorold, Wainfleet, Welland and West Lincoln. Your tax bill combines the local, regional and school portions, so the city or town you pick changes more than the postal code.

The listings of every municipality are further down this page. Four places have full guides: Hamilton, Niagara-on-the-Lake, St. Catharines and Niagara Falls.

Housing options for downsizers in Hamilton and Niagara

Across the region you will find condominium apartments and townhouses, bungalows and semi-detached homes, plus life lease and land lease communities that sell the right to occupy rather than ordinary title. These ownership types behave differently when you sell, borrow or move on. The condo, townhouse or house guide compares them, the condo buying guide covers condo corporation documents, and the life lease and land lease guide explains the rest.

Age-targeted communities in the region are listed on the 55+ communities page. Check each community's own rules and ownership model rather than relying on a general label.

Hospitals and health care in Hamilton and Niagara

Hamilton Health Sciences lists emergency departments at Hamilton General Hospital, Juravinski Hospital and McMaster Children's Hospital in Hamilton, and at West Lincoln Memorial Hospital in Grimsby. It also lists a West End Clinic and Urgent Care Centre on Main Street West in Hamilton. St. Joseph's Healthcare Hamilton shows an emergency department at its Charlton campus.

In Niagara, Niagara Health's own page lists three emergency departments open every day, all day: Marotta Family Hospital in St. Catharines, Niagara Falls Hospital and Welland Hospital. A smaller town may have no emergency department of its own, so ask how far the nearest one is from the street you are considering and which services each site offers today. Hospital programs change, and a hospital's website is the place to confirm them.

Getting around Hamilton and Niagara

Hamilton Street Railway runs the city's buses, and its HSR page offers trip planning tools and an on-demand service. Niagara Region Transit publishes routes and schedules at nrtransit.ca. GO Transit has its own trip planner, so check whether the stop you need is served at the hours you need. If you expect to stop driving at some point, the guide to getting around after 65 lists other options.

Flood mapping and storm insurance in Hamilton and Niagara

Conservation authorities map flood hazards in Ontario. Hamilton Conservation Authority publishes a regulated areas mapping tool, and Niagara Peninsula Conservation Authority has a floodplain mapping page. Properties near creeks, the Niagara Escarpment or Lake Ontario and Lake Erie should be checked address by address. Insurers treat overland flood and sewer backup as optional coverage on many policies, so read the flood and storm insurance guide and ask your insurer before you remove a condition from an offer.

Selling first or buying first when you move smaller

Most downsizers must decide the order of the two deals. Selling first removes the risk of carrying two homes, while buying first can give you time to move without a rushed closing. The buy first or sell first guide sets out the trade-offs, including what happens if your mortgage has a prepayment penalty. Once you have chosen a date, the guide to clearing out your home helps you plan the work, and the guide to helping a parent sell is there if you are doing this for someone else. Your lawyer will confirm closing adjustments and what you owe.

Local government and tax notes for Hamilton and Niagara

Ontario's land transfer tax is paid by the buyer and not the seller. The rates are the same in every municipality here except Toronto, which adds its own. Gains on a principal residence are generally tax free federally if the home qualified for the principal residence exemption every year you owned it, and you must still report the sale on your return. Read the principal residence guide and talk to an accountant. Property tax relief differs by municipality. The Ontario Senior Homeowners' Property Tax Grant is up to $500 for people 64 and older who meet the income tests, and the municipal deferral programs on each city page are separate. To see what is left after a sale, use the net proceeds calculator.

Questions people ask

Who do I ask about property tax relief in Hamilton and Niagara?

Hamilton is a single-tier city, so its taxation office runs its own deferral programs. In Niagara Region, the city or town and the Region each publish deferral programs, and the Niagara Falls page says you cannot apply to both in the same year. Check the municipality's tax page or call its tax staff before you count on any relief.

Which hospitals serve Hamilton and Niagara?

Hamilton Health Sciences lists emergency departments at Hamilton General, Juravinski, McMaster Children's and West Lincoln Memorial in Grimsby, and St. Joseph's Healthcare Hamilton has an emergency department at its Charlton campus. Niagara Health lists emergency departments in St. Catharines, Niagara Falls and Welland. Ask each hospital for its current services before you choose a street.

Does the seller pay land transfer tax when selling in Ontario?

No. In Ontario the buyer pays land transfer tax, and the same provincial rates apply in Hamilton and Niagara. If you buy a smaller home in the region, the tax applies to that purchase. See the land transfer tax guide for how it is calculated.
